The President & CEO of the company, Mr. Steve K. O'Dell, has been in the Real Estate industry managing and selling properties for over 40 years (Since 1977). What types of properties do you manage?

SPM manages many single family homes priced from the low $100,000's and up. Plus many multi-family homes from duplexes to large  apartments, town-homes, condo's & HOA's and Commerical.


How long will it take to rent my property?

We can never say with certainty how long it will take to lease your home. There are many variables that come into play such as location, season, price, and applicant quality. This is a numbers game. You need to have as many potential tenants looking at your home as possible. Rest assured, SPM spends more on advertising and promotion of rental homes than most management companies with print ads, referral systems and websites. We follow a proven system until we find the right tenants.


What locations do you manage?

SPM manages properties in Utah. From the South of Provo to the North of Logan. Local knowledge is a vital ingredient when leasing a property. Your property will be put with a leasing agent who has expert local knowledge of the area surrounding your home.


What steps do you take to lease my rental home?

After 40 years of Utah property management, we know what works and what doesn't. We have developed a comprehensive rental home marketing program that enables us to keep rental properties leased every year. We use extensive website marketing with over 100 websites, newspaper advertising, realtor referral networks, eye catching yard signs, and  military and corporate networks. There is simply nobody out there who can get as many tenants looking at your property as SPM.


How much can I rent my home for?

We base our rental evaluation on the condition of your property and comparable rentals in the area. If a home sits vacant, it isn't priced right. Arriving at the appropriate rent level can be a complex process that must take many factors into account. This is one of many areas where hands-on experience makes all the difference.


What if I need to sell my home?

SPM is a full service Real Estate company as well. We have full time in-house Leasing/Real Estate Agents to assist you in selling your property and assist in helping you purchase more investment properties. Do property managers need a license?

SPM has a Utah Real Estate Property Management and Real Estate Brokers License. In Utah, a property manager must be licensed with the State of Utah Real Estate Division for managing other people's properties.


What if the Tenant needs to be evicted?

Although a rare occurrence, we will handle the process for you through our staff and in-house legal resources. Utah revised statute that provides the framework that must be used to go through an Eviction in the shortest time possible. This is one of the most common areas where investors/owners get in trouble by trying to do it themselves. Full Eviction would cost approx. $600 which comes out of the tenants security deposit and they must pay it back. Fast Evictions allow us to get the property re-rented again. Typically, a tenant will move out before it goes to court. Ask about our Tenant Warranty Program.


How do you handle maintenance & after hours emergencies?

SPM has a full in-house maintenance department to handle any repairs from changing a light bulb to full remodeling and new construction at a low hourly or fixed price (We hold a Utah General Contractors License). With our in-house maintenance staff, it saves our investors/owners a lot of time and money. You will know the repairs will be done right and not just by some handyman. Emergencies: We have a 24/7 hour emergency service. Whether it is 2:00 AM or Christmas morning, our maintenance staff is available to help protect your property.


What are your management fees?

We offer different fees depending on what type of property you have and how many units. We have discounts for multi-family units and military families. Typically, if you own one single family home and rents are between $1,000 - $1,500 a month, our fee would be flat monthly rate of $100 and a leasing/setup fee of $199.
